Our Building Process


What To Expect When Building a VeraLux Home


We know building a home can be overwhelming. We have created the steps below to outline your new home journey and we are committed to this being an excellent experience. Our Team is here to answer any and all questions, no matter how small or big they are. We want this experience to be the best experience you have ever had and have the dream home you always wanted.

Reserve Your New Home

First, schedule an appointment with your sales consultant. At this appointment, you will discuss your lot reservation and floor plan. A lot reservation and/or contract may be prepared, and a deposit requested. Any documents and deposit(s) received will be forwarded to the title company

Loan Application & Approval

Simultaneously, you will be working with one of our preferred lenders to complete your loan. During your application process, you will need to submit several documents to your lender. Your lender should provide a complete guide to what they will need to complete the application.

New Home Sales Agreement

Congratulations! At this appointment, your sales consultant will review and answer questions over the provisions of your Residential Construction Contract. An additional earnest money may be collected and sent with your signed contract to the title company and lender.

Design Center Meeting

Let the fun begin! You will meet with one of our sales consultants in Our Design Studio to help you every step of the way. All in one place you will be able to see, feel the choices in cabinetry, painting, flooring and more, with a variety of choices.

New Home Orientation

In this orientation, you will meet with your VeraLux Team to review each phase of your building journey ahead. Have your questions ready!

Pre-Construction Meeting

Let the journey begin! In this on-site meeting you will meet your construction team for the first time to review the floor plan, design selections, the plot plan and location of the home and driveway. All of the hard work over the last few weeks will start to be visualized. Construction sites can be dangerous, and your safety is important to us. During construction, we ask that you do not visit your new home without a VeraLux Homes representative with you.

Hard-Hat Celebration

You will meet your sales consultant for an on-site hard hat celebration. You will also be meeting with your construction team to review everything that is located behind the walls in your home and to review the location of electrical, plumbing, HVAC and to visualize your beautiful kitchen layout.

Pre-closing Punch List

Brick by brick, stone by stone your house has come a long way. This is when your house becomes a home. The installation of carpets, blinds, and door hardware mean that your home is ready for the cleaners. During this time, you and your construction team will do a walk-through and create a punch list of items that will need to be completed prior to closing.

Final Walk-Thru

Your home is completed, and you are ready to start your closing process. You will have a final walk-through with your VeraLux team to sign off on the pre-closing punch list. Your team will demonstrate, explain all the products and features in your new home. You will also review the home maintenance schedule to assist in keeping your home in tip top shape for many years. You will also review the home warranty and customer service process. Please do not hesitate to ask your VeraLux team any final questions. Before closing, you will be provided with details regarding dates, times, and the funds needed to close.

Closing with Sales
